I swear this house was for sale yesterday... The excitement for an increase in inventory is never long lasting for a Colorado real estate agent. It has been a heck of a roller coaster ride for a few years now. Just when the market looks like we are going to add a positive gain in inventory we go and sell all the existing listings. It is a wonderful thing for the sellers but it is rather annoying for our buyers out here.  The other day I was talking to my buddy at Caliber Home Loans, Mike Sadowski, and we were looking at the new listings vs sales and we were kind of excited about what the numbers were showing. Then looking at it today and we basically sold those and then some! Instead of breaking it down to Evergreen, Conifer, Golden and Denver this week we will look at the Denver real estate market as a whole. We see on the chart to the right the numbers for the entire Denver MLS for residential activity over the last 7 days. This chart is pretty similar to  what we have seen for year
Where do we start with Zillow? Zillow is one of the worst company concepts ever thought up. The accuracy for Evergreen, Colorado and the rest of the Denver Foothills is so far off it is scary. It has been a company that has no regard for either their customer (as a person searching on the site you are not the customer the customer is a real estate agent that buys your information. It has a business model that is designed to cannibalize the very people that made the company what it is today. They are trying to destroy the real estate industry. Why should that matter to you? When an agent pays thousands of dollars a month to be a premier agent that cost is passed on to the consumer. It is hard for some agents to afford to be on Zillow and reduce their rates

The buyer is the one that brings the money to the table, with out the buyer there would be no money to take commission from. Choosing the right neighborhood in Denver and Denver Foothills

It is very important to understand that real estate agents in Colorado are not legally allowed to "steer" buyers to a specific neighborhood. We are not allowed to say "this neighborhood is where the crime is low and people are a specific color or ethnicity". The federal government has a lot of laws about this. We are also (for some stupid reason) not able to say "this area has the best schools in the area". They say this puts crappy neighborhoods at a disadvantage. I always felt that if you have crappy schools and want people to live in your area, fix your damn schools! We are technically not allowed to provide TRUE INFORMATION data on schools or crime to our clients. We are not allowed to provide info you can find online. We are however allowed to to tell you where to find the information. There have been a lot of price reductions notifications coming across my desk the last week or two. This has been very uncommon lately. For a very long time the market has not seen many reductions in price. That doesn't always mean anything.
